What is a landlord gas safety certificate?

What the check is

A Gas Safe registered engineer checks each gas appliance and flue you provide for tenants, and records the results. The record is often called a CP12 or gas safety certificate.

Your duties as a landlord

• Have a gas safety check every 12 months.
• Keep each record for at least two years.
• Give existing tenants a copy within 28 days of the check.
• Give new tenants a copy before they move in.

Keeping the same renewal date

Under 2018 changes to the regulations, you can have the check done up to two months before it's due and keep the original anniversary date. If you do this, keep records until two further checks have been done.

Who can do it

Only a Gas Safe registered engineer competent for the appliances in the property. Check the back of their Gas Safe ID card for the types of work they're registered for.
