When do landlords need an EICR?

What the rules say

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the electrics checked at least every 5 years by a properly qualified person. A 2025 amendment extended the requirements to social housing. The rules apply in England; Scotland and Wales have their own.

What the report is

The electrician produces an Electrical Installation Condition Report (EICR). It records the condition of the fixed wiring, sockets, lights, consumer unit and other fixed parts, and codes anything that's dangerous or needs improving.

What landlords need to do

• Book an inspection and test at least every 5 years, or sooner if the last report says so.
• Give tenants proof that the installation has been inspected and tested.
• Arrange any remedial work the report says is needed, within the time the regulations set.
